Proposed changes to the common circle drive at 118xx Nyanza, Lakewood, WA
To enable the Westbrooks to place their house in the most aesthetic manner and preserve the circle drive, a portion of which lies on each of the two adjacent lots, the following changes would be arranged and financed fully by the Westbrooks.
1. Remove two of the three prominent trees at the northern portion of the circle (all three are on the 118xx side of the property line) leaving the largest of the three (the easternmost tree) as a focal point of the island.
2. Move the northernmost portion of the circle drive approximately 15 feet south but preserving the circle drive. The current width of the drive (10 feet) would be maintained or slightly widened.
3. Widen the northwestern aspect of the circle to span the width of a two car garage (specifically 24 feet). The garage will be facing east. The remaining trees will be beautified by removing dead ivy from the trunks.
The functionality of the circle drive will be preserved. The adjacent home owners and their guests would be able to continue to use the circle drive. All parties agree to use the circle drive only for turn-arounds. Any parking must not obstruct the use of the drive by other vehicles with the exception of temporary loading/unloading purposes or by agreement of all other affected parties. These changes will not supersede any previously dated CCR restrictions regarding use and maintenance of the common circle drive. Further changes would require express written consent of all current owners of the three plats sharing ownership of the circle drive.
